Are you selling your house? Sometimes, when you receive an offer, it is on the
condition that it passes a home inspection performed by a qualified building inspector. If this makes
you nervous, you should know that there is a checklist of things you can do prior to the inspection

1). Try to get hold of a home inspection check list, they can be found in a bookstore or a library. These
check lists are very comprehensive and will assist in identifying problem areas in your house before a
professional discovers it. In many instances home inspectors help prospective buyers find problem areas and
defects to help negotiate the price of your home in favor of the buyer.
2). Some common problem areas are roofs, basements, windows, mildew, leaky faucets, rodents and insects
just to mention a few. Resolve as many of these problems prior to putting the house on the market.
3). If you know a contractor ask him/her to give you an estimate on how much something would cost to
repair. Many times a water leak can be resolved with a $3.00 tube of caulking. However, if the structural
integrity of the structure is suspect always seek the professional advice of a licensed architect or engineer.
